What are the advantages and differences between Wards?
I'm from a small FC and we want to buy a house, but we dont know how these buffs and wards will work. What is better? Buy a small one on ward 1 and upgrade later ou just wait and buy a medium or large on any ward later?
Originally the Wards were going to have different FC Housing Prices, but that idea seems to have been scrapped
I wondered if ward 1 would be the ward of "first!" purchasers, but it's not quite turning out that way. Since there are only a handful of most-desirable homes, in all sizes, now FCs are buying those plots in wards 2-5, rather than settling on a second choice in ward 1, at least on Balmung. In other words, actual location (within a ward zone) seems more important than virtual location (ward #).
As for actual differences between wards, I'd say there are none. Other than, when SE opens up a new ward, supposedly they will start prices at the new full prices, so they'll be more expensive. The prices on unsold plots in wards 1-5 will have reduced over 90 days and will be at their "half of original price" value.
On Goblin there seems to be a first! purchaser affect with ward 1 for mist especially. It's there for lavendar beds as well to a lesser degree but you see more people setting up shop in their ghost towns for their northwest plot hogging that obscene waterfall. but no spreading out to other wards beyond that one spot as of yet.
if you want to buy a house, check its price on different ward before purchase. I had encounter a system in Excalibur mist area ward 1, plot 8 is more expensive than plot 10 but when I purchase plot 8, plot 10 sudden become expensive (there are only 12 small left in ward 1)
OK so I am back and editing the post, below you will see price of ward 1 with high population vs ward 2 with low population (the other plot ahve same price as ward 2 so I dont take pic of all 5 wards)

As you can see, the small house plot 10 in ward 1 and 2 have different price, the price different is atm 1.015.560 and it become like that after my FC buy plot 8.

Same plot costs the same price on every ward. But same size plots have different price levels.
But why the difference in price?

There are 5 classes of plots in each of the 3 sizes. SE assigned them a class based on some criteria, like maybe for being on the beach or closest to a stream. The "higher class" ones cost a little more.
The only price differences based on ward I know of is maybe a mistake on SE's part. On Balmung, Ul'dah (Goblet) plot #19 is about 10M more in ward 1 than the other wards (currently 36M vs 27M). It's been that way for weeks if not longer. All other plot prices in each city's residential areas are the same regardless of ward.
