Making this guide to help out first time home buyers and avoid some of the pit falls.

Small House

Lot purchase is the first thing on your list. You purchase from the lot placard. Be aware that lots can not be resold and what you pick is going to be permit.

Construct Permits is next on the list. It cost 450,000 before you can even consider building. These however can be resold on the AH. You have 3 choices to pick from; Wood, Composite, and Stone. When purchased you'll automatically have a complete exterior of that set.

Exterior Design is where you can start mixing and matching different things to make your house unique. Be caution though, once placed down you'll lose the initial construct permit part. For example if you bought composite construction permit but decide to change to a wood roof, you'll lose initial composite roof and have to buy/make a new one. You can also change out the frame with what ever you like as long as it's related to the area; Riviera - Limsa, Glade - Grid, Oasis - Ul'dah. You well however lose the current wall even if it is crafted. Two key items you'll want to have on your lawn is the mailbox for checking mail and the mini aetheryst which adds the Estate teleport option to your list.

Interior Design First you need to pick the flooring and wall. You can mix and match anyway you want and won't lose the old. So if you want an Oasis Wall with a Riviera Floor, go for it. Next if furniture placement. You have two different option, move and rotate. Walls called partition are also considered furniture which means you can place and rotate them as well. One key item here you want to have is the Company Chest.

Can you put walls inside small houses?

Yes, the are called partition and treated like normal furniture meaning you can place and rotate them.

I've been wondering about the internal walls and floors - do we have to use the Rivera floor if we've bought a house in Limsa?

Second question - the miniature aetherytes, are they linked-up to the ward's aethernet or the local city aethernet?

Neither, they adds a Home Estate option to your normal Teleport list.

Do you have to attune to it by clicking on it first in person or does it just automatically appear on all FC members teleport list the second the aetheryte is placed outside the FC house?

I ask because I have a lvl1 mule in LL and he doesn't have access to the rest of the world, so if that mule is in the FC, will he be able to teleport to a FC house in UL without ever leaving the island of La Noscea through storyline first?

You are able to use any wall/floor style regardless of which neighborhood you are in. We have a house in Limsa and we used Oasis walls on the main floor and second floor, Glade walls in the basement, and glade floors on all 3 levels. You can do any combination you like.
