Host Permits that allow us to place retainers inside the house and have them perform the player's available emotes:

1. Special emotes are continuously played in a loop (e.g. Eastern or Thavnairan dance on a stage).

2. Regular emotes that trigger when a player approaches (similar to how A3 vendors perform the /easternbow emote when players approach).

3. Players can select both types of emotes from a menu, so a retainer may be performing a special emote on loop and interrupt that special emote to perform a regular emote when someone approaches (e.g. retainer does /sit on a chair or /doze on a bed but when someone approaches, they /wave or get up and are taken /aback).

4. In addition to the two types of emotes, players can also specify an /em output for the chat within the host retainer's menu. For example if the retainer is the host in a hotel and uses the tomestone emote, rather than using the standard output "[Retainer Name] swipes excitedly" the player can specify a chat output like "[Retainer Name] checks room availability for <t>."

4. The object title players will see is "Host <<[Name of Retainer]>>."

Give small houses Attics/ upper stairs- Allow Small houses to choose between having a basement or an attic/ upper stairs area.

Make future housing instance based.

I challenge any SE dev to try to make a house based on popular designs, so they can know how frustrating their own system is. They're 100% out of touch with the housing community

the variety isn't great for tubs & sinks which is why I'm suggesting more
also, to sit for a toilet, you can use a stool then dye it white

Even make new houses with larger item limits- like someone with a current small house can only have a 200/200 item limit, which isn't high enough at all for a small if you're trying to do alot with the space-
Devs should make new sized houses that have larger item limits- not replacing the current houses altogether at 1st maybe, but a person could get the "new" house that has the "new" item limit- so I could upgrade my small house with the 200 item limit, to a "new" small house with a 300-400 item limit for example. Someone else with a Medium house could upgrade higher but still keep the medium house, just the medium item limit is increased, etc.

SE never intended people to actually try to decorate houses, they never expected it to be as popular as it is, yet it's one of the most sought after things in their MMO & most complained about- still, SE thinks throwing new wards will fix it /sigh

More housing item spaces, mostly large/medium could use an exponential boost, more custom lightning from the roof, it is annoying you cant move chandeleers around or in some sections maybe entirely remove.

rotation for items in any angle would be nice as well, and placement anywhewere in the 3D room you like to, also, let us make steps thats solid in decoration mode to step up on so we can see more clear what we do.

Partitions for large houses that goes from the entrance room and all the way to the top if in need be, with customizeable features.

I would like a reason to go IN my house other than to redecorate it.
Outside at least has gardening.
Inside... has some crafting stations that help pre70, and chairs you can sit on and that's about it.

Please give us a preview function for house exterior, so that we don’t need to have the actual pieces just to see how they’d look.
