Here's a drastic suggestion: Get rid of all small houses, make them all medium and large, and make apartments the size of small houses or even larger. People only settle for smalls anyway.

That was kind of rude, but aside from that, you clearly said that you wanted all the S houses to be gotten rid of. I'm inferring here, because you weren't too clear about what you said next, but I'm assuming your intention is for all of the previous S house owners to be given M or L houses? I won't speak for everybody, but I personally don't want a mansion; S is the perfect size for me, and I'd rather not lose mine. I guess someone like me would just be crap out of luck eh?
The house system is okay as is, I wouldn't mind seeing apartments get beefed up a little, but that's where it should end.

Just because you don't want a small doesn't mean that no player does.
Can we get some of these:
1. Ability to Convert a private house to an FC house
2. Receive the 80% reimbursement cost of the land back on all housing relinquishes, regardless of whether the home was auto-demolished or willfully relinquished.
3. Ability to Sell plots to another player via the Home's placard some kind of Real Estate agent NPC for the original cost of the plot because sometimes you just wanna sell to your friend or something.
4. The ability to transfer or access your house on all the characters on your account, because it would be so awesome to be able to do that instead of having to buy each one their own home, or not have one at all.
In regards to bullet point #2.... Why do we only get reimbursed 80% if the house gets auto-demolished. Housing is a hot commodity and its very unfair that a player who is willfully relinquishing theirs so someone else can have the plot doesn't get a single gil back for it, but someone who hasn't played for 45 days or just hasn't walked into their house for 45 days does?
Now I am forced to sit here for 45 days holding a plot that someone else could be enjoying, because I want my reimbursed cost back so I can hopefully use it in the future on my alt that I now I play more than my original character.

#3 is never going to happen, it would just help house flippers. They'd just come to an agreement, pay the price difference between the plot and the asking price outside of the game process, and then pay for the plot.
#4 I have no reason why you can't do this. Once they limited individuals to one house per account, you think this would have went with it hand in hand. There a bug a while back that let you befriend atls. I feel bad for homeowners that didn't get in on that.
As for the reimbursement. I'm sure like most other things they decided it goes back in one way or another to trying to stop house flipping.
