    Legacy housing price reductions started

NOC_NA just posted the information Dec 26.

There is now new group lettering for these legacy-only reductions. "Group A" is the "World group 3" of the 5 groups of the patch notes, and is the target that legacy world prices would be reduced to. "Group B" is the less expensive legacy tier (NA data center), and "Group C" is the more expensive legacy tier (JP data center).

They don't say when the first adjustment will happen. It hasn't happened yet (lowest small is still ~19M on Group B). I hope it will be in a day or so, but I expect it will happen by early January at the latest.

Price reductions for Group B (my calculations of starting prices for lowest-priced S/M/L):
    Originally: 20M/75M/250M
    First reduction: 18M/68M/225M
    After a week: 16M/60M/200M
    After six weeks: 8M/30M/100M

For Group C (my calculations of starting prices for lowest-priced S/M/L):
    Originally: 40M/150M/500M
    First reduction: 36M/135M/450M
    After a week: 32M/120M/400M
    After eight weeks: 8M/30M/100M

If January 1 is the first reduction, then Group B pricing could hit target around mid-February, and Group C by end of February.

Some good news on the housing front. At least this might make things more feasible down the line.

This is still so confusing to me. It's impossible to decipher what is intended by this.

It is still unclear to me whether the final prices of legacy servers will match server group A's STARTING or ENDING values. Can anyone answer this concretely without guessing or surmising?

It's also unclear to me how they will be implementing adjustments. Will they be changing the RATE OF DEVALUATION on legacy servers so that our houses devalue faster or at more than 0.14% per devaluation? Or are the actual values of the houses themselves being lowered at certain increments and the rate of devaluation being left alone?

When will the legacy server groups reach their final values relative to when the non-legacy server groups reach their final values?

Please help us and provide us clear and distinct information on this.

He saying that they may not be adjusted to be exactly the same as group A's starting and ending values. They will be adjusted but may or may not be adjusted to match group A's prices.

Yes, it is confusing, and I may not have gotten it right (though I only multiplied starting prices by the factors they gave). Also, even SE admits not knowing actual future pricing for any world (legacy or new). The last paragraph says as much.

As for your other question (which price will match?), SE only gives one price (per size/class/world), the starting price. The slow reductions to half over 90 days are calculated from that starting price. So maybe a better question is: Will these price changes reset the "age" of the house listings so they're back to full price?

Even if SE does reset so each price change to zero days old, pricing will still be less than before. But will legacy worlds see a small/class 5 plot for sale at 8M gil at the final price change, while Group A's unsold ones have fallen to 4.7M? Or will all groups A, B and C have the same current for sale price for the same size/class plots?

Well, if it doesn't match the ending values, I don't know how that will work. Some of the small houses are already either at 18 mil or close on Group B. So if they just reduce them to 18mil, that really isn't a reduction (speaking of the first reduction, I mean).

The materia and melding system already raped the wallets of most players with gil to blow on legacy servers. Game devs are bastardizing and exercising extreme prejudice against the players that paid for this game while it was a festering pile of dung and continued to play it through it's 1.0 to 1.2 changes. The most loyal customers have the LEAST access to the game's content. /clap well done. Welcome to a virtual representation and perhaps explication for Japan's ever failing economy, an absolute lack of common sense at all levels of infrastructure.

The best part will be when the gold farmers own all the land, because they farmed said land legitimately and purchased it with gil not sold to players and then sell the land plots at higher rates of return. In no way would this violate the ToS, insofar as the the farmers stick to real players and markets to get their gil, rather than bots.

The info from the Dev was very clear on this
Over the course of eight weeks, the final price of land for Group C will continue to drop until it has reached the same value as Group A.
That would mean the end price, not the starting price.

Whatever group A becomes all servers will be at some point in the future. If group A decreases, so will every other server. That is the baseline price they are moving toward, but at a much slower pace than they really should.
