Before you can buy a house one must first purchase land.

My question is has anyone confirmed how much the Land Auction price will start out at? Supposedly the price is reduced every 6 hours.

I am actually quite taken aback that the houses are so cheap! I should imagine that the prices for land will be in the millions for the prime real estate, which will get snapped up right away because, well, it is prime real estate. Some little plot behind a dumpster will be able to be had for much, much less after a few days if the prices drops four times per day, I'm sure. To actually answer your question, I don't think that anyone who isn't subject to a gag-order can confirm land prices right now.

I would not go by that stream for housing prices. They just set a number to show the purchasing process. NOTHING about pricing has been confirmed, except for that there will be an auction system for land. If I remember correctly, I believe he was a level 1 LNC wearing level 50 PLD gear. If we make assumptions from the stream, then we could assume that a LNC will be able to wear PLD gear in the future.

The houses could be 500k, or they could be 10mil. No one outside of SE knows, and I don't think anyone inside of SE even knows. They have said many times that they are watching the economy, and will decide close to release.

The only thing that's confirmed is that there are 3 types of houses - Small, Medium, and Large. Nothing else is confirmed, including that 850k price.

In fact, the developers have repeated over and over that they have not decided on any prices yet. Yoshi said maaaaybe they will tell us in the next Live Letter on the 14th.

They've also said that Houses are a luxury, and that they're supposed to be highly prestigious. The prices will start at insane prices for the Land Auctions, and will go down over time. Expect them to be tens of millions at the start of 2.1.

Yeah, the actual house sounds like it'll be cheaper - several hundred thousand gil is what they said for the higher-end range. But the land itself... oh man, the land itself. Well, guess at least the RMTs will see an upturn in business. -_-

I'm not sure where to find the specifics of housing prices for each server. I know in the liveletter ( http://forum.square-enix.com/ffxiv/t...-Updates/page4 ) they say that on the cheapest world, small land will start at 4 million gil for the smallest piece of land. On Excalibur (where I am), the smallest plot of land at the lowest "class" is apparently 20 million gil.

Of course, it's supposed to drop every... six hours? I think? So I have no idea how quickly land prices are supposed to drop. I mean in the sense of how MUCH every time that it drops. Will 20 million go down to 19.9 million? Ten million? What? There's still a lot of leeway there.

The price will reduce a maximum of 360 times in 90 days and will will fall to half its starting price.
The patch notes state its 14% every 6 hours.. but that math doesnt work out... .14% however is closer to their given example...

- 10 Days Later: 7,552,000 gil
- 15 Days Later: 7,328,000 gil
- 30 Days Later: 6,656,000 gil
- 90 Days Later: 3,698,000 gil

That was a typo in the patch notes they released, if you follow their path it only drops 0.14% every 6 hours. That is the only way to get to 1/2 the original price after 360 downgrades or 90 days on the market.
