Since I'm not the owner of a FC I will not be putting to much "Gil" into a FC house. Sometimes crap happens people get mad leave and disband this is not true for everyone but I have seen enough already. Now when individual housing comes I'm going balls to the wall on that.

I am aware that it is the land that is auctioned, but without land no house. So land = House.
Semantics aside. They can price it high, but the price should be fixed. If I bid the exact price of the plot that does not mean I win and now own land. Nope someone can come along and out bid me 3-4-5 fold, because they can. This is just another strike against them for implementing good things in bad ways. Granted there are housing auctions, but most houses are bought by the seller saying, Give me X amount. You can either say here is X gimme, or how about X-Y.
First its the dye system. You cannot dye anything that you would truly want to wear. Next is melding. Cannot meld if there is no materia slots makes sense until you see over melding. If I can shove 5 where there is only 1 slot why cant I shove 5 or 3 where there are no slots. They take good ideas and twist them into monstrosities.
Honestly though artificial scarcity is the real problem. Do away with that at the very least.

As the poster above said about RMT. I can see artificial scarcity leading into RMT for land plots.

You seem to be misunderstanding what a reverse auction is. In a reverse auction, the price starts extremely high and goes down over time. For example, let's say the first plot of land costs 100 million gil. If no one buys it, the price will go down to 90 million gil. Then 80. Now 70, ok, the richest FC on the server wants in for 70 million gil. No one else wants it at that price? Ok 60 million, 50 million, etc. until the price goes into your price range. This system allows rich people to have "first dibs" on whichever plot they want but no one will ever be able to "outbid" you on a particular plot of land.

This is the same system they used for player housing in Dragon Quest X (which Yoshi-P was a designer on).

If that is how it works than perhaps the "auction" is not so bad. Like I said the true problem is artificial scarcity. That will be the big killer for housing in this game. I never could buy a house in Aion for example. There were none available and those that were went for a ridiculous sum. In eq2 I can relocate on a whim with no worries.
As for why housing is appealing is it allows players to express their creativity. Check out some of the contests eq2 put on for best house. It similar to playing with legos or erector sets etc as a kid. It is fun to build. Not for everyone of course.
But with their issues with RMT this will pose a problem for them.

This is my concern. Most of us normal players or people in small FC's won't be able to get our hands on a FC house. Why? They'll all be gone within the first few days. Either from people who play the market place really well or those that buy gil. Many of the rich FC's might actually create smaller FC's just to buy land and charge people even more to "Release it."
