Positive Housing Critic/Feedback (More Large Plots)

To begin, there are several different flame posts on housing. If you desire to insult the Dev team and rage on the housing system in all caps, please post on one of those threads...

Like the majority of the Player Base, my FC and I have been hoping to land a Large Plot. There's clearly a huge demand for them and ever since the implementation of Housing in ARR, each ward and division have been limited to 3 Large houses total. I think with any future implementation of housing, any new addition to wards, specifically FC wards, should consist primarily of M and L plots.

S houses make more since for private housing and the current layout of wards works if a plot is intended to be owned by a single person. But if a FC (AkA Mutiple Players) are going to be sharing a space then the residential real-estate should arguably be bigger.

Not saying you have to completely dismantle what you have and screw the ppl who already own plots, but please reconsider duplicating the same plot consistency as you've done all these years for newer housing zones. Give FC wards bigger houses.

I'd like another subdivision with a new map that's just mediums and larges. Could be a 20/10 split med/large for all I care, could really go absolutely wild with the setups. Shirogane cliffs? Goblet that actually looks like an oasis? Lav Beds lake houses? Mist houses that overlook a gorgeous /dive able/ cove with cool little caves?

I don't mind the lottery system - I find it far more healthy than placard spamming for 8+ hours, personally... but there was no incentive to move out of the older wards. Had they allowed a 1:1 relocation for a round or two, we probably would have seen a lot more movement as those who already had a house could shuffle around into Emp and those who wanted out of other wards could shuffle into those spots. We're just... stuck, and this round relied a lot on folks wanting to go to Emp. Which meant anyone who didn't want to had to hope that the people who did won over the folks just getting in. It really feels like it got backed up bad.

As it is, on my server there's /one/ open large plot in the FC wards. In the district I want, 4/5ths of the larges are privately owned. It's frustrating, and there's no perfect solution (after Raubahn Savage, I do not have faith in an instanced system nor want it), but a lot of the frustration is that there's just... not enough. Yes, housing is already limited, but there's genuinely a lack of the larger houses and I do know some FC's where they have enough members and friends that they are unable to actually hold events indoors because the members themselves cannot get into the building during the event because the building is at capacity.

I don't want anything taken away from folks, I would just like there to be some more larges available for free companies (and yes, even personals once the FC's have had a solid shot at moving into them).

They would need to completely rework the system to account for a new map layout and you would have far less plots than 30 per ward. Consider that after years they haven't been able to increase the outdoor furniture limits. The current limit per ward is 730. Mediums eat up 30 each and larges 40 each.

That sounds like a very good argument for instanced houses to me. Something definitely needs to change and a complete re-work wouldn't be a bad idea. Under the present system it's very hard to see how they are ever going to meet demand.

I definitely agree that most FCs would want a large or medium house; a small can get very cramped with a few people inside. The larger houses are able to have more vendors (unless that changed), and multiple garden plots make gardening a whole lot quicker.

I'd like to see something like this but instanced. People want bigger spaces to decorate, that much is clear, so make a deluxe instanced housing package. We have apartments, which are the same size as FC rooms, so set up a Penthouse option with the size of a medium or large house. Hell, could do what SWTOR does. You get a standard box to start with and you can unlock other areas via gil or rewards.

Yeah they'd have to rework apartments to do this, something something spaghetti code etc, but it'd be worth it in the long run. Perhaps stop raiding the FFXIV coffers to fund failing games, SE. Instead use that money to reinvest in FFXIV itself first.

Ultimately, any system is going to require a rework to be properly implemented. The rework is implied in the addition, as a new map would arguably require exactly that. I also don't pretend to know how the system works - it's not my job, I can only say what I would like to see but understand I'm wholly at the whims of those who actually work the tech and figure it out. The point is more larges and more mediums. How we get that is out of my hands, I just want to see it.

Or the ability to upgrade my internals to higher capacities across the board. If I could give my medium the upgrade into a large just on the inside, I'd be fine. I don't really care about the yards - I'm finding less issue with items each time they bring out a new housing skin that has more 'clutter' in it that makes the yard feel lived in and saves me slots.

In short, I know. I'm still allowed to say I'd like to see it, especially as I'm not big on the instanced housing like many others.

The last Large house sold on my server with almost 200 bids. I'm sure there would be more if the sight of the bidding number didn't deter FC's who only had enough money for 1 bid. Again, I humbly request that with any continued addition to housing that the Devs rethink the current housing structure, specifically with Company Wards... There really should be a greater ratio of Large and Medium housing for FC's Wards.

I appreciate the OP's positive tone. SE should have a lot of data points now for the demand for larges for private owners and FCs. It should allow them to at least recognize what the demand really is and maybe formulate a plan.

What I was hoping they would eventually do is add a "city ward." A ward within the actual limits of Limsa, Uldah or Gridania. Imagine a street in Ul'Dah (for example) with maybe shops/NPCs/whatever is already there on one side and then a series of city-style house facades on the other. Click the door, enter your large/medium/small/whatever right there. Instanced housing - within the city limits - no front yard to decorate. But maybe that's the compromise. Maybe drop the price a little bit since there's no front yard.

I think it's bizarre to keep the pricing structure for L and M size houses the same as ARR when there aren't many of them compared to the size of the player population and the amount of gil in circulation. There has been more than enough time for players to create alts to increase their chances. It does not seem like new wards are in the works.

With the current supply and demand (and no auto-demolition), it seems reasonable to me to see at least 200mil on a large size house. There are more than a couple of players that can afford over 500mil for a large size house for their FC.

It's not that bizarre. If they jack up the prices, new players would get intimidated and SE loves new players. So at the very least they want the appearance that someone who started a year ago can have chance.

The other thing is, those big price tags would drive people to RMT.

I support to turn Private housing off entirely and make it FC only, on top of that, much higher requirements for getting an FC house.

I've been wanting an apartment in Amaurot ever since I set foot in that city.

There are lore reasons for getting one: Emet-Selch invited you to live there (albeit in monster form).

Furthermore, there are lore reasons for making them all large apartments: Amaurotines are huge, so their houses should apartments should be 2 stories high and the size of a mansion floor. If course this space comes with 800 item slots and floor to ceiling windows with a view over the city.

There is absolutely no reason to make large houses even more expensive other than rich players not wanting competition from the poors

WRT to personal housing, it would be nice if the owning character could make that player's other characters on that world tenants.
Right now, there's no way to do that.

After losing out on another Large by a single number, and because I strongly believe that whatever Larges roll over into the next lottery are going to have bids in the dozens/hundreds, pls Devs, consider creating new ward Layouts that have a greater quantity of large houses in future updates.

I think they should make a neat FC-exclusive instanced large plot of land.

I personally feel that Larges should be FC only - and that FCs do have MUCH higher requirements to apply; as it stands your a fool if your after a large and do not have a personal FC with 4+ members to bid on the same plot next time. Those are very low bars to meet and I took the liberty of watching some plots on Crystal.

This was Shirogane; top number is the plot and left is the ward - look at how the bids trended every morning.
Second conclusion is that the bidding window needs to be looked at because early bidders are at a huge disadvantage to folks that were running allover the wards this morning.

The bidding window seems too long to me. It's a build up of disappointment for most people. 3 days seems like plenty of time.

Generally yeah....but people like to argue that most people cannot manage 1 hour in 2 days to go place a bid apparently. So now you get the ball busting torture of waiting a week for results.

I'd like to see a couple changes:

1) Island has unlock for personal housing that unlocks incrementally to allow you to build across the entire island. (I'll use the SWTOR reference housing here in which they used a tile system for unlocked areas)
2) All wards are both FC/Private (In case folks don't want to use island or its not available)
3) FC purchases are verified to be legit FCs and not SHELL companies owned by one person farming Subs
4) Lottery System implemented for demolished houses automatically - You can sign up while it's pending demolition and the lottery rules follow
5) ALT Friendly!!! You can only buy one house - let our ALTS use that same house please or let them buy own house (Which would be dumb idea for already short housing capacity)

I'm not saying get rid of wards. Yes they need way more large houses in the game. They need to add instanced housing as well. They still keep wards in the game. They need to add instanced housing as well. They already have the private islands. Let us put a house on our island. Give us the ability to select what size we want. If possible where we want it build on the island. I had a medium when housing first came out, but shortly after Heavensward came out I ran into money issues I had to cancel my sub for a bit and I lost it. I have been trying ever since to get a house again and someone else always gets it. They need to add instanced housing. My girlfriend has had the same issue and she is so pissed that she's now talking about quitting the game. That's how long we've been trying to get a house in this game. This is just ridiculous.

If they added a new housing district they could do 20 plot wards (20 main ward + 20 subward) with 7 mediums and 13 larges. The outdoor item limit would remain the same but 20 smalls would be replaced by 10 larges which I'm sure many people would appreciate. Having fewer houses also gives more freedom to design a ward where the view isn't blocked by other houses both ways.
