Probably gonna be a place for gardening/farming. I bet it won't even let you do current gardening stuff. Just island exclusive gardening.
I am thinking it will not have any housing merit at all. After hearing the removal of selective HQ items used in basic level crafting, I think Island Sanctuary is going to take a more retainer/squadron approach. A leveling system for a group of farming type npcs that you send out "ventures" or to grow/farm animal monsters for crafting resources. The Sanctuary will also probably be accompanied by some daily/weekly turn-in system where a side npc will offer various rewards for hairstyles/emotes/materia/furniture/glamours/mounts/minions/music/ect once enough of a new exclusive form of currency is traded in. If we're really lucky, the "venture" may come in the form of a minigame. (probably some special gathering FATE like the Ishgard FATEs).
Ideally the system being mostly to cultivate more gathering resources for crafting and making crafting easier to pick up/get into.
I hope its not Diadem 3.0.

Maybe they'll have you plant a tree sapling to raise which if you do well grows into a giant magical talking tree that gives you goodies to get you to trust it so it can then trick you into having your consciousness pulled into your actual game character so you now live in Eorzea as whatever your character is... >.>
I would like to think that Square is well aware their current housing system is not fit for purpose. OTOH they still keep extending it instead of providing a real solution so who knows?
Giving them the benefit of the doubt and there is awareness there are systems that are unnecessarily gated by housing. Crossbreeding, Workshops, Subs and Airships are impossible to use without a plot. If Island Sanctuary does not offer crossbreeding at a minimum I will be sorely disappointed. My more optimistic hope is that it does and they've got plans to mitigate the gating of guild systems as well.
I'm hoping it will give those of us who are apartment bound/those unlucky in housing roulette a chance to do some gardening.
What we have been told so far:
It is a farm where we will be growing things (plants? livestock? both? they didn't say) and that minions are related somehow.
We will get to make some sort of choice at times (probably what we're growing, possibly what buildings we use?).
It is intended to be "relaxing, casual" content so whatever we do there won't affect character progression outside of the Sanctuary.
It is primarily solo content. My guess is that friends might be able to visit our Sanctuaries but won't be able to interact with what is there.
It is non-competitive so it's doubtful that whatever we produce there can be sold on the marketboard (which is the most competitive feature of the game). That doesn't rule out player to player trades, though. ("Hey, I got this a second one of this unique item I can't use, you want it?")
There has been no mention of housing and considering how bad that situation is, SE would have mentioned it if it was going to be part of the Sanctuary.
All in all, I think we're getting something similar to WoW Garrisons but without the impact on character progression.
It exists but I also wouldn't expect it to be available until 6.1 at the earliest. SE doesn't tend to add the major side content at the start of an expansion, and doesn't spend much time talking about post-launch content pre-launch. They want players to focus on the MSQ, leveling their jobs, and the first part of the raid series.
With Ishgard housing known to be coming in 6.1 (or 6.1.1 more likely), we may not see Island Sanctuary until 6.2 or 6.3.
Honestly if they let it give us access to the workshop and farming features that are currently locked behind housing then I don't care about instanced housing because my big reason for wanting a house will no longer exist.

If i know SE and can read what in the past history they have done. It will be a shared progress instanced area like the fairies area. You'll do daily quest to make progress to upgrade the zone and you'll open a new vendor. The quest might be farming related and you'll have to buy specific seeds just for that area or do watering or hoeing ext. But won't effect housing area farming(current gardening) in any way.
Sounds like it's going to be like or similar to Mog Gardens in Final Fantasy 11. In the mog gardens you're able to garden but can also gather resources fishing mining etc. and also store crafting crystals and other items. However it's individual for each player. I don't think it'll be shared per se I think probably maybe both if it is shared where someone said you collectively progress but what you're doing gardening and so on as individualized to each player.
They've talked about a few things being possibilities for the Sanctuary, but housing wasn't one of them. Not that I think having some form of housing there would be a bad idea, I just think anyone clamouring for that should probably keep their expectations in check.
Like others I'm hoping this is cross-breeding gardening access for those without housing, one of the only things you absolutely cannot participate in if you don't have a house. If there's other fun things to have your minions do that's just a bonus.
I'm hoping, with zero confirmation that this is true, that this is a stress test to see if instanced housing is viable.
I have high doubts of that for 2 reasons.
1. The larger part of the instanced housing issue is the server hardware needed to set it up.
2. The stress test in this case would be more on the instancing server which we've essentially seen already fail stress testing in the past. (Remember Raubahn EX?)

Going by the promo image, it looks like it's going to be a Harvest Moon minigame where you do stuff like milk cows for... something. I'm skeptical it will be for crafting materials. Maybe points you can buy stuff from a vendor. Maybe you can raise horses for a rodeo minigame, or an obstacle course competition. It also seems like minions might be involved somehow. Either they might just sit around and be cosmetic only, or there might be some gameplay with them.
The island is probably going to be a mini-game area that will also let you see your minions and mounts run around.
Serious doubt its instance housing, considering devs see the housing system as a constantly glaring mistake for ffxiv, it would be odd for them to hold out on officially introducing island as instance housing. Instance housing in island sanctuary would have totally would have been promoted as a greater aspect for Endwalker if that was so.
It's too good to be true if it's instance housing. That means I'm gonna have 2 houses...
What I hope: instanced housing Harvest Moon/Animal Crossing.
What I expect: Diadem replacement with Doma Restoration/Fairy Beast Tribe “improve the thing” elements; a way to speed-level Miner/Botanist.
The only way I can see it being related to the housing feature is by allowing us to place outdoor furnishing on the island.
I love how the two things you mention are pretty much the only things not in that cluttered concept art. LOL
As for my guess. If Apartments are the Yin I picture this as the Yang. Outdoor gardening and Chocobo stables with perhaps a little bit more? I can't see how you can 'breed' minions when ALL of them are listed as constructs in their descriptions.
I'm keeping my expectations low as I'm sure it won't be what i hope for.
An instanced personal island with some gardening, gathering and crafting related stuff. A nice looking place, maybe with some ways to customize it, we can relax on. Maybe even invite friends. Basically an island, instanced version of housing.
Unfortunately I expect another Doma Enclave rebuilding kind of area, which i will forget it exists once it's finished.
Sounds a lot like the pore attempt of player housing in WoW. Let's hope Square does a better job than Blizzard did
Everyones hoping for instanced housing, when they haven't ever mentioned housing (or anything, really).
So my expectation is that it won't have any sort of housing attribute.
Doubt it'll have anything to do with housing, at least initially, though I think they could incorporate some lite features and it would be nice. For example linking your apartment or maybe room to a door (so you can teleport to your inn, or epic if you could just walk into the room with no loading screen.. that'd be really cool). Maybe a few slots to place whatever objects you want, outdoor and indoor (here's 20 slots, have fun! lol).
I think they can absolutely get a homely / base vibe, similar to a homestead in Assassins Creed like setting - and that may give some players a housing like sense (but that sense will not be suitable for some people as a compromise, would work for some not for others).
Personally I do hope the area has a lot of potential progression, and ideally tangibly value-able progression (not just like "you open a mine, which does almost nothing for you"). Particularly at least a few buildings, not thinking super industrial (farm / homestead focused), like a cabin, windmill, etc. There are some cool ideas to take from Garrisons which I think is part of the inspiration of the content, but hopefully they also note the major issues that content had and avoid those. (They of course mentioned the harvest moon like games).
Hopefully the content does well, lands well, and wont be something that'll be temporarily important / and later abandoned. Could be a fun content to continue to get updates for, and particularly as you progress through the story, like if you could get the last zone in ShB like theme'd area or something (ability to makeover your island, things like that). If they use nodes and like memory concepts you can still have some fairly powerful customizations while minimizing the total memory cost compared to actual housing systems.
If it does well I can imagine a hamlet like system for FC that uses similar concepts but in a more industrial / town and group oriented focus, like a doman enclave (but more in-depth and long term project) for your FC.
We're no longer going to be the Warrior of Light, we're going to be the Farmer of Light, producing food for the war-torn lands having food shortages. ;)
Not sure if you meant it this way, but if you did... I like it! (literally what you said, not as a joke but "literally" lets do that).
Where you use the island to actually interact with other elements of the game world, like actually producing and sending food to X village and making an impact to that village (such that each village may have a 'level' and you help rank them up). There also may be other content that is less one and done once some of the story / etc side content has been completed, like empowering your squadron (may tie in with a new purpose for squadrons as Trust system takes over other elements), beast tribe, new type of custom deliveries, FC, etc.
It was a joke, but I could definitely see them coming up with some sort of world interaction mechanic using the island.
I hope that we get a wide array of ingredients to use for CUL out of this more than anything else. Leveling our Chocobos would be cool too. All that dirty straw will make an excellent soil amendment!

I'm a bit sceptical. This sounds like something they would advertise way more. Better keep my excitement low till we get it officially confirmed.
I'm hoping this is something they'll go into detail about in the next live letter because not just an instanced island for you to grow crops/breed animals/possibly have a workshop? but also place buildings, including your own house. If that's the case, I'm totally fine with it starting out small, like an apartment space, but being able to be upgraded as you get more resources (a la Far Cry). That would be amazing. I just want to be able to customize it.

content regularly as well so it will be
a quite a large scale new form of
content
only
and so really the concept is that you
obviously have your own island uh so
you have at the start kind of like a
blank canvas and so you can see okay
what type of building do i want to place
here what type of materials do i want to
gather and you know you can see okay
maybe i want to let my minions roam free
in this uh in this island so that was
really the concept we were going for
this is not going to be a con the type
of content where people compete with
each other
and you won't feel pressurized like for
example if someone is trying to uh get
elegant tombstones you know they feel
like oh i have to do that content every
week
so it's really free from those pressures
and laid back relaxed uh where basically
uh you have your own sanctuary uh your
island
so this isn't not the type of content
where you would expect to find that you
know the goal is to get like a super
strong weapon or you know for the people
who like raiding then maybe this is not
so much their cup of tea maybe they will
not play it
so really i'd like people to think of it
that in fight in 14 uh this is an area
where you can relax so basically you you
can also call over your friends to your
island have a chat with them you can go
visit your friends island
but basically it's with laid-back
relaxed content so it's typically
the things like maybe tending to crops
or you know like uh
looking after animals raising animals uh
that was more the concept that we were
going

What is definitely confirmed though I am excited for. Am looking forward to this content~ I do like the idea of having progression space, and I am very glad to hear we can also place buildings and such. Wonder if they associated any bonuses (things that transcend the content itself). I do believe it would be smart to add small amounts of furniture placement (and that small amounts may be a reasonable ask), so that'd be cool but at least from listening to the wording, unless I missed it, I didn't see that is a hard yes and more of a infer-able maybe.
I hope the content does well. If the system does have a lot of cool building options then maybe the FC idea wouldn't really fit, but if it does well and the buildings are less 'hamlet'-like I still suggest they could have a lot of fun value for FC (making a hamlet, being able to use the relationship panel on the FC more, causing general goals for the FC longer term, and maybe some combat element in hamlet defense / assault). Though that is just a stepping stone thought, I am excited for this system and just an aside thought it may have branching opportunities if it is well received.
This definitely seems like SE way of giving us instanced housing without actually saying it’s instanced housing. I’m super excited! Can’t wait for more information at the last live letter before early access.
I am excited but I would also say dont expect to be getting a large house for free with this content. SE need to address players with an army of alt FC's taking up an ass load of housing plots. I see one player on my server with 3 mediums and a large in one ward alone.
