I fear the island will be much like WoWs garrisons. If you're hoping for housing it'll probably be a pale shadow of it.

I'm hoping the Island will have some sort of aesthetic customization to it. Like a small cabin that you can change the outside, and the inside is just the equivalent of an apartment (or a Cottage). It's been confirmed that you grow crops and animals there so different styles of coops and barns, or at least fences...
...the cabin may be a long-shot, I'd love something like it but surely SE will say something like "server limitations"
It would be nice if it allowed for at least gardening and crossbreeding, and a workshop like the ones in FCs would be a very good extra to have, but I really doubt it will be related to anything housing. Best to assume it will be its own thing.
We know so little about it but no I don't think it will have anything remotely connected to housing.
Should start bugging them to let us build houses on the moon... >.> lol
it's literally just going to be similar to garrisons in WoW, it's even talked about in the same way just focusing on gathering and raising animals instead.
My thoughts are it will be similar to the farm in Mists of Pandaria where the intent is to be able to grow things you can use for crafting. The only question I really have is will be able to customize/decorate any of the buildings? If we can modify things will it be similar to housing where we have freedom to choose what goes where or it will be like WoW garrisons where item locations were preordained? I'm hoping it is more like housing where we have the freedom to decide how the farm looks.
Given how little we actually know about the system, I think it best for everyone to keep their expectations very low. Not that it won't be good, but it probably won't live up to the extremely lofty ideals some people have already put in place for it simply because they've dreamed them up in a vacuum.
If this were to be a replacement for the current housing system then why even bother with the Ishgard restoration for it to be for housing? Also many if not most people who currently own houses would expect a refund of some form if the wards are to be replaced.
Again I expect them to be nothing more than slightly improved versions of the Mog Garden from FFXI as it seems like they would be more likely to adapt a concept they already know works, and which to my surprise predates these WoW Garrisons by well over a year. I am hoping to be pleasantly surprised though if it turns out to be rich and developed content.
If it's even remotely like the moogle islands in FFXI, I'll be happy with it. Aside from providing an easier source of crafting materials then going out into the wilderness and dealing with hostile mobs, that's a fun diversion with some amusing story events.
Replacing the current housing system would mean the players that made the effort to get houses now would likely have all of it erased. This would lead to a bigger backlash about housing than anything else in the past. As such it's not likely to happen. Ishgard being added means when the wards become available there will be plots available not just in the new Ishgard area but plots also being vacated in the other zones from people relocating.
What it could replace however maybe is the apartments system as it seems like atleast at a glance it's fairly underused due to lack of being able to use exterior furnishings.
I'd go for some other options for the instanced housing people have been asking for. Like an airship home, a home floating in the sea of clouds on its own little island rock, or an underwater home in like the ruby sea... you know there are lots of people that would choose to live in a pineapple under the sea...
I hope it has some form of instanced housing.Having gardening plots and workshops would be nice as well.
So that it will exist alongside ward housing and apartments.
However, I wouldn't get too hyped up as well.
Since SE has doubled down on the ward housing system despite how frustrating it is to get a house from the placard in the first place.
Secondly, SE could make apartments with balconies and upgradeable sizes for gil. But they have not done so in all this time.
Introducing a third form of housing doesn't seem like the SE way of doing things.
I'm expecting about as much depth from Island Sanctuary as there is with the recently revamped Diadem. Which is, to say, not very much.
It's meant to be casual content so I don't think there will be much to it. Maybe I'll be left pleasantly surprised, though.
