Tips on getting your first house or getting a relocation in 5.35

5.35 has been confirmed for October 13th. If you have a mind to get a home or relocate on that day, please read this in full.

5.35 Is going to drop wards 22, 23, 24 in Mists, Lavender Beds, Shirogane, and The Goblet. These houses will be available with NO CAMPING TIMERS for FCs or for individual players.

This is your chance to skip the camping process, do not take it lightly.

1) choose a house NOW that you like best, along with a couple backup choices that are close by to it.

Note that the ward and sub-ward are identical except for the skybox (sunset is in the west, sub-ward is rotated)

2) practice the run there. Know the aetheryte you're porting to (if applicable) and know how to run to the placard from the zone in within seconds

3) log out IN the existing wards, beside the ward-teleport NPC. Do not log out in the city, the load time will be worse because of crowds. Log out with the money on your person

4) pre-patch the game 1-2 hours before servers go live. Get into queue the second your Play button goes green

5) if you miss your dream house and the backups, run as fast as you can to Goblet and get anything at all in wards 22, 23, 24. Youll then have relocation rights, and you can take your pick of anything opening in the old wards (they will still have camp timers)

6) FC specific: Put enough gil to purchase the house on multiple officers, have each run for a different house.

Warnings:
-Have your money on your person. Not the retainer. Not the FC chest
-Type /busy to automatically reject all tells and trade offers
-FCs must be rank 6 and have 4 total members to buy
-Personal house buyers must be level 50 and Second Leuitenant or higher in a Grand Company

To relocate, you will click the placard and choose:
"Relocate your private estate here"
or
"Relocate your FC estate here"
Depending on which you're moving.

only limits on relocation:
1. have the gold on you
2. one relocation allowed per 5 minutes (cooldown is per house-owning-entity)
3. no relocating within Shirogane without have done the main storyline quest to arrive in Kugane
4. fc specific: have relocation privileges in the hierarchy (automatically exists on FC master)
5. Check Social -> Housing -> Estate Settings -> Storeroom Status (image below)

If you don't know the grade for the plot you currently own or plan to buy/relocate to, here's a link to housing district maps with plots color coded by grade so you can find the correct purchase price from Castab's upgrade chart. If in doubt, have the Grade 1 unadjusted purchase price for the size you plan to buy.

Also to clarify Castab's point 5 for relocation - you cannot relocate your house if the total number of furnishings placed and in storage exceed the storage limit. That's why you need to check Storeroom Status. Both checkmarks must be green. If either is a red X, you need to move items placed or in storage to your inventory to get below the Storeroom limit. This is not a problem for owners of small houses as the current limits for placement and storage total 40 exterior/400 interior. It only affects medium and large house owners.

Placed interior and exterior fixtures (walls, flooring, chandelier, outer wall, door, window, roof, awning, placard, fence) are retained during relocation so you don't need to worry about removing those. They will also automatically adjust in size to the new location if you upgrade in size. If you're going to change to a different plot size and also planned to switch to a new exterior wall, check marketboard prices for both sizes. You might be able to save gil by buying the exterior wall/roof for your current size and placing them before you relocate (small is not always the cheapest).

If you will be relocating from a medium or large to a small, remove any valuable interior fixtures you want to keep from the top floor before you relocate. Ground and bottom floor fixtures will be retained so you don't need to worry about those. There are a lot of interior fixtures very cheap on the MB that you can buy to replace them (check for Hingan themed fixtures first as those have been very common in recent quick ventures).

Make certain you have every thing set to go before servers go down for maintenance so you're not wasting time once they come up. Otherwise you might lose out on an opportunity to get the plot you wanted.

And remember, if absolutely all else fails, there's always apartments. :)

Is the 4 person in FC really mandatory nowdays? You need 4 people to create a FC but you can in theory kick or they left.

You can't upgrade a plot but you can relocate to one of another size by paying the listing price via the relocation option for the destination plot minus 30% of the minimum price that your current plot could sell for.

If you go here and click on Land pricing you can see the minimum pricing on the right hand side. Let's say you're moving from a third class small to a first class medium.

Discount: 1,674,000 (minimum price for 3rd class small) x .3 = 502,200
Relocation fee of a new first class medium: 20,000,000 - 502,200 = 19,497,800

This works for downgrading too, however if the discount is greater than or equal to the price of the destination plot, the plot is free. In the instance of the discount being greater than the plot price you will not receive the excess gil.

In addition to this (feel free to add to original post)

Rehearse the login process (character selection, etc.. etc..) If you're on controller, memorize and practice the moves. If you're on PC use post-its, tape, etc.. to mark where to click on your screen. A second of wasted time here can send you back pretty far in the queue. Use this to practice your teleports too. Every second counts.

Make sure you change your configuration to hide special effects and otherwise reduce graphics to avoid lag in potential crowds.

For running to your plot, level and make use of certain classes and class swaps. Ranged physical can peleton, NIN can Shukuchi, DRG can Elusive Jump. Use and practice these. Sounds like overkill? This can go faster than teleporting to your plot and waiting for the load depending on your desired plot. Many players do this, don't lose out to them (especially for medium/large).

Importantly, get some friends or fellow hunters together to keep an eye on the availabilities across wards. If you get in late because of a disconnect or other issue you can have someone guide you. There's very likely going to be a rogue small available somewhere.

Lastly, patch downloads can take up to 3h on these kinds of patches, if not 4. There are usually a lot of disconnects and issues. Make sure you start long before the servers become available again.

IF YOU FAIL despite all of that. Keep in mind that this will be prime time to house hunt the old-school way. A lot of people will relocate and a lot of new plots will be available in the other wards. If you plan for this you should encounter less resistance than usual, it is likely that you will encounter fewer people camping per plot so don't lose hope and keep pushing.

Also, disabling other player names will help.

If you're using a keyboard, you can target then interact with the placard by pressing NUM0 on a standard keyboard while facing it to avoid accidentally clicking on any other player that might show up at the same time. If you're not used to using it, you may want to test practice. If it doesn't work or you're not using a standard keyboard, go to the Keybind menu and check to see what is listed for System - Confirm (will be at the top).

Also can click X (default keybind) and then mouse click but num0 is faster.

Will FC private chambers be completely retained during a relocation? i.e. have the same room numbers, furniture left in tact, etc.

Workshop and private chambers remain intact when the FC house is relocated. It was a problem before relocation was added in 4.1.

I didn't see this anywhere - although I might have missed it. If you are relocating, make sure your indoor and outdoor storage has enough storage left for items you currently have placed. I would suggest if possible emptying your storages completely (place those housing items on a retainer or in your chocobo bag or inventory). You won't be able to relocate if the number of items currently placed in your house and yard exceeds the amount of room in your storages - I found that out when a dream plot came open a while ago, luckily I had time to run home, empty my storage and run back to relocate. Housing items placed in your house/yard are moved to your storage when you relocate, hence the need to make sure you have room in those storages so you can relocate quickly.

So I have read all the tips and I get scared with the minute (i really want a house :-)).

If I boil everything down it goes like this:
- Check out what house(s) you want
- Do several practice runs from the local aetheryte (includ. possible alternatives from primary house), best use speed run as using mount costs too much time.

On the day:
- log out in any ward near the NPC
- download patch as soon as possible
- In Europe, Brussels time, maintenance is done at noon, so is it best to start checking
11.30 on if you can enter? Or really only from noon?
- when back in, run to NPC and choose new ward
- In the new ward run to aetheryte and go to your ward and speed run
Click or Num(0) or whatever on placard

Did I miss a step??
Also how do you use elusive jump for this? the jump is backwards, are you supposed to jump backward through the wards?

Getting more and more nervous with the minute.

You got the gist of it. Historically the servers have been booted up on the hour (they know people would be upset if they opened early) but it's really worth consistently checking about 10mn ahead and mashing that in the last 2mn.
With the official launcher, you should be able to refresh by going to the world list then back to the login. Should be a little faster than rebooting the game. Someone else can weigh in here.

Elusive jump would require you to look behind you a split second so the jump propels you forward. Might be harder to do based on your control scheme. If it's a pain just sprint.

Keep in mind that any number of things could go wrong, a slow login could lead to a 15mn queue (why I suggested practicing moving through the character selection menus), abrupt disconnects, etc. etc.. It's worthwhile logging in with friends so that they can guide you to the proper cities/wards that still have plots open in the event you got unlucky.

YoshiP made a point of reminding players during the live letter than servers will not be brought online before the scheduled time on Tuesday because of the new wards.

Do make certain you've downloaded the patch as soon as it's available (usually 2-3 hours before the scheduled end of maintenance) so that's out of the way before the servers come online.

Also, sometimes the game will launch slowly right as maintenance is completed. If you hit Play but it seems like nothing is happening, don't panic. Give it 10 seconds before trying again. Hitting it a second time when you successfully did it the first time will make it take longer for you to log in and you'll end up stuck in a bigger queue.

Something else that will be different this time around with new housing, will be login. No more slamming the start button over and over, then getting "World is Full" message. You'll be put in a queue, Backing out and trying again will only put you further back in the queue.

Once you're in the queue with a thousand or so waiting you just have to wait as they let the first hundred load into the character select screen, then the game at a time. This was done to prevent login crashes and server crashes like before.

I do know this, there will be many disappointed players Tuesday that won't get a house for one reason or another. I truly hate that everyone cannot have a house, but it's what we face and have dealt with for a long time.

Remember don't be greedy, or rude to each other. Be happy for those that got their house. You still have Ishgard housing district coming out at some point. Good luck everyone!

I made the decision when the notes hit, if I miss out on a house because I work for a living I will cancel my subscription.
Waited too long and tried to many times on the waster timer to ever want to go through that again. If SE cannot be bothered to make enough plots available I do not see why I should be paying.

Wait... does the "Play" button turn from grey to green on the current client the moment the servers are available? If not, is there a way to refresh it? Cause I remember the old client doesn't do that and had to close client and reopen to see the green button. :(

I don’t think it automatically turns green but what you can do to refresh it without closing it out is to click on the server status then click back over to login and that should refresh it. I believe that should work. If anyone else knows for sure hopefully they will respond to this post. Good luck.

Do we know when the update ends? From what I heard it will be around 12:00 AM, around the time everyone is working. But will it be longer since the housing is involved? If so, will it be around 15:00?

Yes, it will tell you that you're in queue after you choose a character to login with. Make sure to choose the correct character if you have alts and do not exit queue as there's now a short wait before you can requeue.

So how does one get the money for a house? I noticed that even a small house has a starting purchase price of 3mil. O.o I only have 2.5 mil.

It will look like you're starting to load then it will send you back to the character page with a window listing your place in queue.

DO NOT HIT CANCEL. That will start you all over again in queue. From past experience, about 150-200 players are loaded into the game every minute if a queue is active.

Because there's a lot more to the game than just housing. If you're only playing the game because you wanted a house, you're a rare player and honestly made a bad choice for your game. There are other MMOs with better housing systems (though their other game play is lacking in a lot of ways).

Considering Spriggan is one of the lowest population servers, I don't think you'll have a problem getting a house.

It depends on your local time. Maintenance is scheduled to end at 3 am Pacific Daylight Time. You'll need to convert that to your local time.

It shouldn't be longer just because housing is involved. It's generally come up on time in the past though there's always the chance there will be some problem with maintenance that might delay it a little.

By playing the game, of course. That's not a lot of gil though it might seem like a lot to a low level character.

All those little bits of gil you get for playing any content except Gold Saucer start adding up rapidly if you don't spend it. Roulettes, challenge logs, treasure maps, FATEs, leves, beast tribe dailies - all reward gil that will add up quickly the more you play.

Sell any items you've got sitting in your inventory or on retainers that you don't need immediately. You want the gil now and can always get more of those items later. Also make certain you've got your retainers going out on ventures to get more items to sell.

When it comes to spending your gil, ask yourself if you need that item more than you want a house. If you're buying items off the MB, make certain that there's not a Shop Selling Price that is less than what the item is listed for on the MB. If there is, buy the item from the vendor instead. If you don't have access to the vendor, ask a friend to buy it for you and give them the gil.

Avoid paying Aetheryte fees when possible. You can buy Aetheryte tickets with Allied Seals at your Grand Company's Hunt Master or Centurio Seals at the hunt vendor in Ishgard if you have the Hunt unlocked and you do the daily and weekly hunt bills (or Masked Carnival on Blue Mage in the case of Allied Seals). Considering how much teleporting we do, using the tickets can easily save 5-10k gil a day. Again may not seem like much compared to a house purchase price but everything together will start adding up quickly.

There are dozens of ways to earn gil. The most widely used is gathering and crafting. Other ways is farming things in dungeons that are sellable or via msq as you can get gear that you won't use. Many things that you can kill in the open world drop materials that crafters use such as skins, resins, wools etc... The point is to have your retainers full of sellable items and get a flow of income going. You can see what is worth selling by watching your server's marketboard. My suggestion is start by starting a gathering class or two.

Another thing to note is that the servers will not come back online earlier than schedule time listed. Even if they are done patching hours ahead of schedule. It's like the starting gates for a horse race, no false starts.

That is not as easy as you make it out to be. I've been farming, gathering, crafting and selling all the last 2 weeks to be ready for the housing. I only have just under a mill so far. Got two tail feathers from desynths tonight, but too late to sell sadly.

But yeah it's only easy if bots don't run your MB like they do here in Zalera.

Well yeah, 2 weeks is not nearly enough time to earn 3 to 4 million gil needed to be a private home owner. I mean most were pretty sure the new housing will be coming out with the start of the Ishgard restoration. The official confirmation came out on 8/28/2020 regarding the new wards. Ishgard housing will be coming out too. A whole new housing district. It's always about planning, saving and timing. As I said I wish everyone could get a house this go around, but there will be another opportunity.

I've done 5 mills on MB with 24 hours..
So, it's easy to make 3 mil in 2 weeks.

If they redid the housing system and overhauled it completely.
All this redicolousness would not be needed.

I suggest a redo of the whole thing instead of all those steps just to have a faint sense of a chance to get a plot.

These tips helped my fiance get a house and my buddy get back the Shirogane plot he had when he was playing in a different data center.

You're welcome! I got really into housing earlier this year to score my dream plot. What I learned is that housing has a simple rule set that is VERY unforgiving. New wards once a year or so. Camps that are hundreds of hours long for some. I wanted to spread my knowledge around to some folks who don't focus on housing like I do, so they could enjoy the system without all the suffering.

I am with you on this one. My sub is canceled and I'm done with this game. I've spent the last 8 months trying to get a house with the auto-demo timer disabled. Now that the wards are released, I log in today as soon as I could only to find they're all taken. The only remaining ones already have timers on them.

If they can't be bothered to fix the timer problem or add enough plots then I can't be bothered to pay.
