Any schemes to help new players onto the property ladder?

Hi there,

I heard a rumour that some homes are being repossessed or something
Is there anything in place to help new places get into the housing market? I just turned level 50 and I only have 300k gil or so but I wanted to know what I should shoot for and what possible options I might have regarding home ownership. I'm sure if I run enough dungeons I could keep up with the mortgage repayments.

You're going to need a lot more gil. A whole lot more, depending on your sever. Millions of gils. If you want a personal space ASAP i'd suggest joining a FC with a house where you can also purchase a private chambers (A room to yourself that you can decorate etc).

As far as private housing? Good luck. Most of the player base - new or not - would also like it. Competitive market you've got right there.

The housing market on most servers is cornered by the rich people. Most tend to buy it up when plots are available and sell it later at higher prices for profit (or keep it for themselves or FC). That being said, it would be better for you to save up some money and shoot for obtaining either a demolished home or the additional plots that will be added in the future. I know on a richer server, you are looking at 5 mil for a small house (not sure where your server falls as far as rich or poor).

Housing is under 'Playable Content'. I LOL'd much harder than I should.

Save atleast 15M to have someone relinquish their small plot, 5M to repossess the plot. Or camp your way when SE open new plot in 3.2 (hopefully)

Nope, 3.3, which means we have 6 more months at the very least to wait, probably 8 to 10 more months in reality. The mansion thing says it's coming AFTER that, so probably 3.4, or 9 months optimistically, 12-14 months away in more realistic terms.

Why would 3.3 be 8 to 10 months away? As it is 3.2 should be no more than 2 months from now. That would make 3.3 5 to 5 and a half months from now.

I challenge you to find a single patch that has been on time with the original projections since Yoshida took over, in 2011. You won't find one. There has never been one that hasn't been delayed at least twice. They're usually three+ times, but there have been a couple instances where it was only two times. Since HW came out, our 3.X patches have been significantly slower, as well. Do not expect it in less than half a year, likely quite a bit longer than that.

I know on my server, when I bought my house, they had:
-Just added more plots about a few days after I joined
-Small server so not all the plots were taken immediately by other people on Day One
-Took me almost a month total to save up the 1 million gil needed for the plot alone
-Reached that mostly right after I hit 50, due to inflated prices of Materia IVs on the MB. (The ones you get in the MSQ? Sold them right away).

Not sure what the plots are now in small servers, but like me.... you may just have to be incredibly lucky with everything in your favor.

But they did mention apartment type housing for a later patch.

They already mentioned the delay of 3.1 due to the people working on it needing to take a vacation and they said that they were going back to the same schedule as they had in ARR. Unless they aren't going to keep their promise we can expect 3.3 to be out in about 5-6 months.

Imho housing is idiotic because it will chain you to a sustained subscription.

Want to freeze your account for a few months because no content -> poof house gone (unless you have a friend you give access so he can keep the property "alive" by entering every 30 days).

Imho an expensive accomplishment like that should NEVER just be taken from a player. As long as this system is in place, I won't bother with a house.

Nope. There's only like 1440 houses per server, so there would not have been much point for some sort of loan/mortgage system. Your best bet is probably just joining a Free Company with a house and spending 300k on a private room, or waiting for them to add the apartment thing sometime over the next year.

They should add more houses then. Otherwise this room thing with an FC is just like renting a room from a landlord in real life. And how are people losing their homes if they've been paid for in full? I don't understand.

Unless they are upgrading their 486 DX4 servers, I wouldn't count on it.
I don't think SEs server capacities are comparable to Blizzards and even they struggled with "Garrison for Everyone".

Housing in this game works like this:
You can buy a plot of land, then you have to purchase a "permit" from an NPC to be able to build the house.
Then you have to either make or purchase from other players all your decorations & housing exteriors. Roof, walls, carpet, chairs, beds, etc...
Depending on your server the price for housing varies, but someone in here nicely linked you the lists of pricing so I suggest checking that as well.

Then once all is said & done, if you don't utilize your Estate for 45 days you will lose your house & an NPC will have all of your housing decorations (that don't get destroyed when you take it down) & give you back some of the money that you spent actually purchasing the plot of land. You will get notifications from SE periodically before it actually gets taken away in the form of emails tied to your SE account.

So prices might be affordable for you not sure what it is on your server, but you will still need millions of Gil regardless.
Can't really tell you if it's worth it cause everyone's interests are different, I like mine personally if that's helpful lol.
But my advice, like others have stated, is to just join an FC with a house and purchase an FC room for 300k.
Its a decent sized room that you can decorate & depending on the FC's permissions you will have access to their Garden, Storage, Chocobo Stables, & Airship.

So, most of the patches in A Realm Reborn? Only one I can think of is 2.1, which was delayed once due to server issues at launch.

Yoshi-P also said they intend to go back to a 3-3.5 month release schedule after 3.1, which isn't an unrealistic schedule, looking back at ARR.
