Question about housing prices.

I play on Excalibur a legacy server so prices for plots are high, I remember seeing a few weeks ago though some were around 4 mil. Today when I logged in they were at 19+ mil. I'm just wondering if they will go back down again and what makes them go up.

The only way I know of for plots to go up, would be if a plot was abandoned. I'm pretty sure that if a group leaves there plot, or timesout. The plot goes back on sale at the original price it started at.

The 4mil were small plots which are probably all gone now.

i am on excalibur as well and i can say that what you saw was most likely a medium house as every small plot on our server has been bought outwhat the person in the second post above said might be true, however a small house has never been 19 mil at its original price

Small plots in Lamia is at 1.8-1.9 mil now.. am i missing something?

Excalibur the real estate market is being manipulated by the self proclaim Apakallu emperor. It is totally not the norm. I am surprised people on Excalibur haven' got together with pitchforks and chased him out of their residential areas. See:

How many weeks has been since 2.4 went live? 3 at least, and all the new wards are at less than 25% utilization, some wards have like 1 house for the one player that likes to have no neighbors.

The prices of housing plots on Excalibur has nothing to do with the Apkallu emperor "manipulating" them. He buys his houses, and as far as I know, keeps them.

As for what you're seeing happening I concur with the others who have already replied. The plots you saw for sale for ~4m are all sold out now. Those are the small plots, and most popular for pesonal houses since they are affordable. They usually only open up when someone upgrades to a medium.

The ones you are seeing for ~19m right now were 32m a few weeks ago when those plots you saw were 4m. Those are medium plots. I'm not sure how much more they'll drop before they cannot depreciate anymore.

Land prices never go back up, they only go down as they depreciate. The only time they go up is when someone relinquishes their plot, all land starts out at max price and goes down over time.

There is no system in place for players to place their personal housing lands for sale on a market at the price they want to sell it at, so again I reiterate that nobody is manipulating housing prices.

Are you seriously asking people to pretend to be blind? Heck I see people selling FC for gil on the PF, "got furnished medium house taking all reasonable offers...." They will camp on the lots and put up PF advertising asking people to pay them for relinquish lots. That is a gil making scheme. Having the SE to pay SE's fixed price is just transaction fee cost, the real cost it paying the squatters.

Guess with only 1.5 mil saved I'll have to settle for a FC room... can anyone tell me the specifics of these? can i garden and dye chocobos? I probably don't have an outside area to play with?

There is nothing wrong with this, I sold my fc's small plot last week so we could afford our large lot. Should we have just eaten the loss?

The FC should let you use the garden and stable, or at least have people assigned to take care of them and share the resources. And from that you can dye your chocobo. And it wouldn't require even having a room in the FC house.

If your FC is selling just their own lot, you are not manipulating the market, rather it is sad how you are being manipulated in the market that is already manipulated. You are doing what you can for your FC, but it is only further proof that the housing market is not immune to manipulation. Which is to say the following statement is false:

If you must sell your existing small lot for a price that can cover your upgrade, you have already fallen victim to the manipulated market. Because compared to other servers, where all the new wards are like 25% occupancy or less, there is no market there to manipulate, there is no market period, since all of them are basically land grants from SE for nonimal fee.
