Are there any restrictions as far as some of the specialty items recently added? Like the crafting tables and stuff like that? In other words can you add everything to a small house that you could to a large, just less of it?
As of right now there are a few limits based on plot sizes other than space and total item limits.
Gardening plots: 1 for small, 2 for medium, 3 for large.
NPC's placed inside of the house: 2 for small, 3 for medium, 4 for large. There are a total of 3 different NPC's that can be placed right now but with the 4x limit in large that might change in the future?
Lol. No worries. I still don't see that as a huge drawback. What types of NPC's can be put in a house?
If your FC bought a small house, can you sell somehow, or pay more, to upgrade to a big house, or swap land?
Mender - repairs stuff
Material Supplier - generally sells anything a Tradecraft Supplier would sell in any of the 3 cities. low level mats
Junkmonger - vendor-sold dyes, same as in any of the 3 cities, and the outdoor gardening furniture (also sold elsewhere in housing ward)
You can live without the Junkmonger if going with a small.
No. Forfeiting your land currently does not give any kind of refund and you can currently only own one property at a time. Some people make alt FCs to buy a 2nd house to get around this.

Outdoor furnishing limit for S/M/L: 20/30/40
Interior: 100/150/200
The following things are not considered "furnishings" exactly; changing these does not take up any kind of furniture limit, but it is a one-time use. You must make another copy of the old fixture to change it back.
Outdoor: Roof, Exterior Wall, Window, Door, Roof Decoration, Exterior Fixture, Placard, Fence
Indoor: Interior Wall, Flooring, Ceiling light (1 of each per floor)
Small houses have 100 interior slots with the addition of basements. Only minor thing wrong.
