I am moving to Korea and was thinking of switching from NA to Japanese severs. I assuming if I do I can keep all my stuff that my retainers have when I switch right? But what about my house? Ill need to sell that before I leave I assume? I dont really know how this works.

In a nut shell:
Retainers keep your stuff, you only have to re-hirer if you have retainer from the 1.0 version of the game. You must also Return To Retainer or Return to Inventory any items you currently are selling on the market board.
You must get rid of your house or apartment and you can't be in a FC or be the "house-mate" of another player
