'One per estate' items and personal chambers

So basically, does anyone know if this rule applies to our rooms or not because they are separate instances?

We've only just bought our FC house and I don't have 2 hot tubs (or the mats to make a second) to try this out.

One per house, one per room (i.e. you can have one in the house and one in your room but you cannot have two in the house or two in your room).

Just so you know, you can have only one of each individual hot tub in any house/room. So you can have up to 3 but they will all need to be a different one.

Wait, so correct me if I'm wrong, but does this explanation walk hand-in-hand with Summoning Bells? So a person could have a summoning bell in their personal chambers?

Yes. I know several people in my FC with a bell in their rooms.
