Why do FCs get 75% of the wards?

And every last one of those players can, and many of them do, want a personal house.

They pretty much made it possible to RMT or otherwise illicitly sell personal houses.
This is not the case with FC housing. Not by a long shot.
This is not going to end well.

Property taxes would help solve that problem.

It could be set up so that on the first of every month your property taxes come due, but you have all month to pay them. If next month's taxes come due and you still haven't paid, then your house will be demolished. They could have it so you can have someone on your friends list pay them for you, which would make things fair for those who want to take a break.

For the first house owned on an account, charge 50k for a small, 200k for a medium and 500k for a large. For the second house owned on an account, the taxes would be double, triple for the third and so on.

Taxation is theft.

So let me get this straight, any joe schmoe (like me lol) can make a new fc and they're good to go in this 75%? This doesn't sound too bad tbh unless I'm missing something.

Yeah, except you need to own/be in that FC for 30 days, however in the long run it doesn't matter much. You also cannot add tenants but all your FC members are basically that.

You'd be too late to join in on this first round (that will likely take all the plots) but past the initial 30 days you're golden.

Private FCs gonna continue to be a hot commodity in the black market lol

What I don't get is housing is bad in every direction. Probably worst implemented system in this game and one of the worst in any game. But almost every review I see glosses over how bad it is.

Technically, you still have to beat the lottery in both cases. Even if you have a shit ton of bots going at it, it's still a lottery, that also costs money for them to produce accounts with 30+ days in an FC

Pretty much. I will most likely stay subscribed at least every other month to keep my house or do events, unless I fully quit the game. Once I decide to actually quit a game I never come back. Heck, sometimes I don't even decide to quit and still never come back, if I am annoyed about some aspect. Just shows how much I like FFXIV, or, rather, wish to like it.
