This may be an unpopular one but: in 6.0.5 or whatever (before 6.1 patch, but not like, release week 6.0), apartments that haven't been entered in 3+ years should be demolished. Apartments were added in...3.4? That would give them some wiggle room to come in for the latest expansion if the hot new thing is what's needed. Honestly, even demolishing them sometime soon probably wouldn't be a big deal.
By no means am I suggesting that apartments should get auto-demolished every 45, 90, or even every few months, but there are some apartments that have no doubt gone unused since they were released five years ago.
Honestly, I think "demolishing" an apartment that has not been entered by the owner in 90 days is perfectly generous. They either need to vacate the lots that have gone unused all these years or they need to expand the buildings beyond the 90 tenants like Yoshi claimed they could do years ago.
Apartments aren't a problem on any server except the top percentile ones like Balmung and Gilgamesh, so I feel like 90 days is too short, but a demo every 2 years moving forward probably wouldn't be too bad. When Ishgard housing comes in, it'll be getting another 24 wards and subwards worth of apartments. With demo every 2 years even the biggest servers should (probably) be fine. Part of the incentive of apartments is that you have them forever, I just feel like people who haven't played in years probably aren't going to come back anyway.

I noticed that we can play a few tunes from the housing instruments like the big piano and harp, but it would be cool if we can play performance mode while interacting it as a bard (with special instrument playing animations). Hoping that SE can see this.
Considering this thread is quite long if this has already been suggested then fair enough.
It would be amazing if SE would just let us freely position items up down wherever without the need for tedious glitching. They already know people use glitching for designing and all their contest winners practically do as well so it would be an amazing QoL improvment for making your house look nice.
(Also being able to add housing interior skins would be great, like roof/wall section pillars all of that).

*Full interior stone options, as in enough indoor items to fully kit the space out in old/dark stone. Walls, partitions, benches, windows, arches, baths, window frames, etc. I want to make a Gelmorran or medieval monastery style living space for my Duskwight.
*Non-point source lighting, as in a light source that's not tied to a lamp, lantern, or other physical object.
*Pre-fabricated recess for walls. Having to take up a decent amount of floor space to create a recessed garden or what have you isn't great. I'd love to have a variety of single-piece recesses with the table/floor keywords that we could use rather than having to use up valuable space and item count for in-wall things.
*Option to make food items non-consumable so that they act purely as decoration and not something people can eat if/when they come into your house.
*Attics rather than basements
*Personal rooms tied to individually-owned homes. It would be a great way for Tennant alts to have a room associated with a main character's house. Make entering the personal room count as interaction for the purposes of demolition timers.
*Floor items with a lip and drain to put under showers. It drives me nuts that they discharge onto the floor and not some containment to keep from flooding the room.
*All plants be usable both inside and outside.
That's it for now, more likely to come at a later date.
I'd really like a greater variety of NPC's to place inside my home to make it feel more 'lived in'.
There's a few merchant NPC's who can be used as a stand in for a butler or barman but it'd be neat if we could also have cosmetic guards that stand around on 'patrol'.

Allow floating/lowering of objects without the floating loft trick. To be able to float/sink in open space.
An additional tenant to apartments, making 1 owner into 2.
Add surface placement to ALL flat surfaces. This includes all partitions, beds, lofts- sides of lofts, doors, windows, chairs etc. without having to use floating tricks to do so.
The option to remove unused floors entirely.
Fix the placed item selection. If I place a window in the front of the house, I do not expect to accidentally grab something from across the room simply because it is given priority for no reason.
The ability to use separate floors and wall papers on the same level. Half tile, half wood, half brick, on one floor.
Increased item limit by 100 for every house/apartment.

Blank Floormats - basically a ground equivalent to the blank partitions: A floormat that we can apply any of the Flooring-options to.
Dimensions and default look could mimic the Flooring Mat we already have.
I would like to see wardrobes or a new type of one gain an interaction function similar to dressers.
And that we could sleep on our private chambers bed the same way as if we did if we were to at an inn's bed when we logged off and online again.

I didn't know I needed these exterior options in my life until now. The ivy covered one just screams Lavender Beds.
I don't know f this has been mentioned, but the ability to toggle the ceiling light fixture on or off, in addition to changing it would be pretty nice.

Recent Reddit thread brought up a few good suggestions to prevent harassment and griefing in associating with a house:
* Disallow players on the owner's blacklist from entering a personal house even if it is unlocked.
* Disallow players on the owner's blacklist from entering a private room in an FC house, even if it is unlocked
* Disallow players on the owner's blacklist from entering an apartment even if it is unlocked
* Option to manually kick individual players from a FC house or personal house temporarily (but they can enter again if it's not locked). For FCs, this right can be included under the FC rank for housing options.
Blacklisting a player is a great way of stopping you from having to see their text, but doesn't prevent them from entering your personal house without you locking everyone out. For the edge cases where stalkers don't take the hint, having the door shut in their face might help.
1. Placing objects in our loft without performing levitation magics to get them up there. I have a FC Private Chambers and space is cramped. I need my loft space.

- Enable upper door to go to balcony + add a ladder/trapdoor that leads to the roof (or add exterior furniture that easily allows you on balcony & roof cuss the HoH structure is ugly, in the way and not high enough for a lot of house exteriors)
- Enable us to move the workshop door, the pillars & maybe also the stairs (and maybe even provide us with choices on which stair we want to use).
- Allow you to lock your door(s) for people on your blacklist.
- Allow you to change lighting inside the house separately for each floor.

They implied pretty heavily that we'll be getting more of the Phasmascapes as time passes, so hopefully at least some of that will come to pass soon enough. I would absolutely love to see them without borders too though. Those are awkward. And it would be awesome if they could reality check the spacing on the vendor sold ones... you can't get that one nearly as flush to the wall as you can the moon without glitching currently. And that's a pain in the butt to do.

With starlight season coming on I am always excited to decorate my fc house with all the pretty lights. But it just breaks my heart that the grass and flowers in my yard ruin the whole winter effect. I just wanted to throw out the idea of a new house shell (perhaps a reward in the starlight event) made to look like there is snow on the roof and decorated with lights, but most importantly with a layer of snow that fully covers the yard.
We need 1/2 and 1/3 size walls of all varieties, curved walls, basic dyeable pillars, blank lofts you can apply flooring options to, blank doorways and archways, blank flooring furnishings (like rugs you can apply flooring to), basic dyeable picture frames, planter partitions with multiple vase like slots we can arrange flowers in, hanging flower pots and more variety of flower pots in general. It would also be nice to be able to dress the venders how we want (for some reason they let us dress the custom delivery npc in this way), Elemental effect "lamps" think darkness, snow, electricity, etc.
1) Upper floor for small and medium houses, the tradeoff would be no lower floor in these cases.
2) Balcony for apartments & large houses
3) Option to remove all chandeliers
4) Add wardrobes
5) Add float/sink/lower option to all items
6) Removal of all built in windows
7) Larger item limit for apartments and small houses.
8) The ability to use multiple floorings on one floor
1. An upper vs. lower floor would be spectacular. I'd be happy with an option for all houses to have private rooms, ala FC rooms, that would be the equivalent of an upper floor/attic, even if we don't get a non-instanced extra floor.
2. This would probably have to be instanced, as mentioned above.
6. This thought, and others' suggestions of removing pillars has me wondering if the interiors of houses are a skin like we have for exteriors and not a conglomerate of individual items. If so, perhaps making all interiors be straight blank slates would be a good thing. That way we could make/buy custom interior skins if we wanted one of the stock interiors.
Allowing us to save our furnishing layout (and load them) would be nice and useful in several ways:
1. We can avoid having to redo our existing decoration after relocation to another plot.
2. We can try out new furnishing / concepts without having to redo the decoration if it turned out to be unsatisfactory.
3. Quick switching of decoration themes based on seasonal dates/occasions becomes a reality.
Hopefully the development team could consider it and at least look into the feasibility of implementing this. Thank you :D
