How would have implemented housing in XIV?

Off topic: This would be a good idea if the FC room system was not a trap. Currently if you have a FC room and get locked out of the FC house, You have no way to retrieve furnishings from the room. You also cannot leave the FC so long as the room exists, SE as far as I know has yet to fix this glaring oversight.

Separate FC and player housing would have been my first choice.

A system of owning 1 room that you can build on and expand, eventually you'd get the Large house size after lots of wood, nails, varish and various other materials. The same for the Garden outside, collect soil, plants, grasses etc to make your lawn bigger/add more outdoor furnishing slots. These things would be a grind, but a relaxing one. The FC could do it together and you as an individual could share your house with up to 2 other people (though the owner would always retain ultimate permissions)

They would be instanced, but I would have liked to think of a system where you can enter a 'hub' that would include the housing ward NPCs, a cafe and fountain something nice where people have lots of tables or a campfire to sit at and teleport to your houses from this area.

This is where the 'Housing Board' would be located. People can hire crafters and gatherers to provide them with the lumbers/metals and soils/grasses ect they need to help expand their house. This way Combat only players can pay gil or other rewards (for example you can pay in some EX primal drops or minions or anything else much like slots in a moogle mail letter)

The people looking for jobs can take the job and have up to 1 earth week to complete it (Player posting the job can change the timer from 2 days - 1 week). If its complete then the system automatically sends payment, if its failed then the person who failed the job needs to pay a gil fee to the system as a tax.

Long story short ''X player offers these rewards for X job to be complete in X days'' Only 1 job can be taken at a time but multiples can be listed at a time.

Everything would be interchangeable at any time. For example changing the staircase to a Glade style even if you have a Oasis style house.

I haven't really investigated housing systems in other MMOs too much, but this is a small vision that i had.

I think they're totally fine as is
just add greenhouses to the apartments and an apartment building company workshop and everything would be pretty set.

people that want instanced housing have their apartments, people that want persistent housing have their wards.

I mostly agree with this and I also didn't think of that. Maybe a price hike on mediums and larges would be a good way to slow that down. If there is no price hike then maybe a "stock house" selection for empty plots which includes yard setups.

I would also like to say that my dream plot is actually a specific small plot in Shirogane and I know a few players who want specific small plots for various reasons.

I agree the size of a small house is way too small, especially the upper floor. Both floors should be at least as large as an apartment.

This too since I was part of an FC with a small house in the goblet. It was plot 46 and there is a tunnel under the house from the inner circle of The Goblet to the outer circle of The Goblet. The mind-screw for me was that the tunnel cuts straight through where the basement would be. We joked it was where we "hid the bodies". SE wouldn't even need to change the ward's small houses to be bigger, they could just say it is the same magic that allows 500 apartments to be attached to an FC.

I respectfully disagree. Smalls are simply too small for a FC and most individuals. If anything the ground floor room needs to be increased to the size of the basement floor and the price for the smalls should go up.

It would also be nice if individual houses could be allowed at least 3 chamber rooms.

It's beyond me why they never added a private chambers to personal housing when the option to share a plot with friends was introduced. With that being said, I agree with there either being a third floor added to small houses, or the ability to add on private chambers if it's a shared property.

See swtor personal ships. Some of us just want one place to sleep, glamor, store items and use the market board without changing maps.

FC Housing: Like it is right now, but with more bigger houses depending on the size of your FC.

Private Housing: Instanced and seperated from FC Housing areas. Like a big version of your private room, but with a (bigger) garden and options like 4 different locations (depending what kind of view you like) per city state, 3 different sizes (S,M,L) and the option to book additional "features" like shop NPCs and a market board near your house. Only 1 private house per account and world, but any of your characters got the same rights.

Oh and btw: I would like to save my housing decoration like a glamour plate. Could be hard to implement, but you can change your interior within seconds.

Instanced neighbourhoods.

- Each person has access to an instanced house
- Estate access would allow up to 3-5 houses to load together

For those who have played The Sims 4, this is essentially where I borrowed the idea from. It keeps the community aspect, but shifts it onto player choice. Instead of having random strangers who you may never speak with, or even see, you can create a small neighbourhood with a select few friends.

If this were too big a resource strain, instanced housing would be my alternative. For cost saving measures, make Medium sized houses the only option for Personals, thus there wouldn't be a need to accommodate for thousands of Larges. Conversely, increase the size of smalls and allow for separate rooms ala FC. I really have no idea why that isn't a thing even now.

I would have done housing differently. I would have done apartments first, then expanded apartments, then lofts, then condos, then housing. Also I would have expanded the options to include Ishgard, Doman Farmlands. Along with having 3 different variations of each citystate living area.
