If everyone who owns a house is being refunded by simply relinquishing their house, that would further destabilize the game economy and leads to an even bigger divide between the haves and have nots.

Refunding the gil to the relatively small number of players that would be willing to relinquish their house if they got a full refund isn't going to impact the game economies in a significant way when you consider the hundreds of billions players are already sitting on because they have nothing to buy from the game, only from other players.

If they want housing to be a good gil sink, they need to fix the supply so players can purchase them instead of sitting on their gil because there's no house available.
