2. Unable to because a chocobo that doesn't belong to me is stabled making the only furnishing piece stuck on the property.
3. The owner of the chocobo has stopped playing and I have no means of contact with the person.

If their chocobo in in your stable at your personal house that means you made them a tenant. You should be able to evict them and it will also remove the bird.

They left awhile back but forgot to take their bird. There's no one in the tenant list and no option for removing the chocobo in the housing settings or the stables menu.
